Typically is takes in the neighborhood of 90 days for a foreclosure to run the gambit in the system in this state. To initiate this the lender has to file suit stating the default and the borrower has 20 days thereafter to answer that notice.
Once the court has ordered the sale it will take place either at the courthouse or at the property and will be conducted by the local sheriff. The owner has a right of redemption, which lasts until the day that the court records a confirmation off the sale.
The lender however has no right to sue for a deficiency judgement against the former mortgage holder so and difference is simply absorbed by them in the sale.
