The state of Delaware is one of the smaller stated on the east coast in physical size and yet one that is quite densely populated for the size and amount of land that is there.

Once the court has ordered the sale it will take place either at the courthouse or at the property and will be conducted by the local sheriff. The owner has a right of redemption, which lasts until the day that the court records a confirmation off the sale.

The lender however has no right to sue for a deficiency judgement against the former mortgage holder so and difference is simply absorbed by them in the sale.
